"Restaurant in the GAIA Hotel at the Basel SBB railway station: a jewel at a top location"

The restaurant is located at Centralbahnstrasse 13 and consists of three floors. A basement with about 100m2, a ground floor with about 155m2 and a gallery floor of about 60m2. Outside seating is possible on the communal property. Seating inside max. 100, seating outside max. 60. 
It is our wish that the next tenant works within the framework of sustainable values, thus strengthening the positioning of our property. The aim is to offer our guests added value. Since 1988, our hotel has no longer operated its own restaurant. However, our guests express the wish to be able to stay and dine in the hotel in the evening. On the other hand, we understand there is a high demand for quick meals, especially over lunchtime. This means that the concept and the offer must be dynamic. The guest has high expectations on variety, customer orientation and quality assurance. 
Requirements in brief:

  • Sustainable offer (organic, regional, fresh)
  •  A take-away and/or catering segment
  • Cooperation with the hotel for seminar packages and half board requests
  • Discounted offer for hotel employees
  • Booking of consumption directly to the hotel bills of guests with monthly billing to the hotel.

Monthly rent CHF 18'000 (incl. VAT) plus 8% revenue share

The location is top due to the immediate proximity of the east entrance of the station (S-Bahn connections and 130,000 commuters daily). The largest commercial buildings are also located on the east side of the station (Bank of International Settlements, Peter-Merian Haus, Jakob-Burckhardt Haus). Swiss Post's logistics center (in the east wing) will also be converted in the next few years. Our challenges so far have been the structural conditions, which require some flexibility. Newer concepts have strict structural specifications (kitchen size, seating capacity, open kitchen, etc.) Depending on the concept, an investment of at least CHF 1 million is required. Investments must be made in the areas of ventilation, heating, water treatment, plumbing, in addition to furniture, fixtures, equipment and appliances. There is no inventory to take over.
We would like to invite you to send us an offer for the rental space mentioned; the offer should address the following points, among others: 
  • Concept
  • Rent: revenue-based rent to be offered as a percentage (at least 8%) with minimum rent (at least CHF 18,000 per month gross)
  • Duration of contract - landlord's default: 10years + 5years
  • Synergies with hotel (half board, seminar catering, room service)
  • Brief description of the structural measures and planned investments (tenant fit-out, furnishing etc.)

If the offer is accepted by the landlord, the landlord will draft a business rental agreement customary in the industry.
