Study the real estate marketplace
Real estate adverts intentionally play off your dreams, sometimes with phrases such as «guaranteed appreciation in value». Don't be taken down a false path because such promises in many cases are simply wishful thinking.
Truth lies between the lines
Read the language of adverts critically and determine what they're really saying. If you're looking at an «exclusive one-of-a-kind» property, does it perhaps actually refer to a not particularly marketable luxury home whose purchase represents a risk?
And does an interior design with «marble, granite and a jacuzzi» match up with what you really need? Indeed, a floor plan that is adaptable to flexible uses is worth much more because your requirements change depending on the stage of your life.
Important points for a purchase
When you go on a viewing, take the property inspection checklist along with you. Mark in red those aspects which are particularly important to you. Seriously consider offers only if they meet 2/3 to 4/5 of the points which are important to you. On the other hand, keep in mind that you can hardly expect to find something which meets 100 per cent of your needs.
Here's something else - more and more frequently, residential property is simply a normal consumer good. You keep it as long as it meets your requirements, otherwise you move on to something else. That means that you should decide on a property which, if need be, can be easily sold.
