FURNISHED ROOM IN SHARED APARTMENT - ZURICH 8004

A fully furnished single room is available in a centrally located shared apartment near Baeckeranlage and Langstrasse. The room is for one person only. Couples, shared occupancy, smoking and pets are not permitted.

RENT AND CONDITIONS

Monthly rent: CHF 1,200, all-inclusive. The rent covers the furnished room, building charges, electricity, internet, SERAFE and use of the washing machine and dryer. No additional monthly costs apply.

Security deposit: CHF 3,600, equivalent to three months' rent, payable before move-in and deposited in a rental deposit account.

The initial sublease is for six months and may be extended by mutual agreement. A longer-term arrangement is possible if the shared living situation works well for both parties. The sublease is subject to approval by the property management company.

SHARED AREAS

The apartment includes a fully equipped kitchen with oven, microwave, dishwasher, refrigerator, freezer and dining area. The bright living room is furnished with a sofa, large table and television, and there is a small shared balcony.

The shared bathroom has a bathtub with shower option, washbasin, mirror and storage space. Cleanliness, organisation and respectful use of the common areas are important.

A shared washing machine and dryer are available in the building. They are shared by approximately six households and can be reserved through a common schedule. Their use is included in the rent.

ABOUT THE HOUSEHOLD

I am 49 years old, originally from Peru, an Industrial Engineer and I work in the insurance industry. My calm and well-behaved eight-year-old son stays with me approximately twice a month, usually from Friday afternoon until Tuesday morning. I am fully responsible for him. No childcare, domestic help or other support is expected from the tenant.

I am looking for a quiet, clean, responsible, respectful and organised flatmate who values an independent and uncomplicated shared living environment. The room may be particularly suitable for a weekly commuter, but professionals and students are also welcome if the financial requirements are met. German or English is sufficient for everyday communication.

LOCATION

Tram 8 is about 2 to 4 minutes away on foot, Bus 31 about 3 to 5 minutes away, and Zurich Main Station about 15 to 20 minutes away on foot. The area offers many cafes, restaurants, bars and shops. It can occasionally be lively outside, but the apartment has well-insulated windows, thick walls and a well-insulated entrance door. There is no private parking space.

REQUIREMENTS

Applicants should provide a valid Swiss residence permit, an employment contract in Switzerland or sufficient financial security for students, personal liability insurance and a recent debt enforcement register extract. Newly arrived applicants may explain their situation and provide alternative proof of financial security.
