I'm looking for a sublessee from January 1, 2027, for an excellent 2.5-room apartment in Lugano, in a strategic location: 5 minutes' walk from Moncucco Clinic and the Station, very close to the center but in a very quiet and silent area.
The apartment is very bright, spacious, and well-distributed, with a large, livable terrace, floor heating with regulation, and excellent thermal and acoustic insulation.
Fully equipped with Miele appliances:
- refrigerator
- dishwasher
- washing machine
- dryer
Includes:
- a huge, private cellar (4x3 m)
- possibility of parking in the garage (about 6 x 3)
- bicycle parking
Additional costs: 130 CHF/month to be added (total rent and costs about 1,430 CHF). It is possible to rent a parking space in the garage for 150 CHF (total price with everything 1,580 CHF, almost no surcharge). Electricity costs about 35/40 per month.
Annual contract with exit options in March and September (4 months' notice).
I only sell to someone who takes over all the furniture:
Ikea furniture, about 1 year old, practically new, with invoices for about 7,000 CHF, price to be agreed (target 5,000 CHF). Not suitable for someone who is not interested or already has their own furniture.
Ideal for professionals, couples, or someone who wants to move into a perfectly organized, modern home that already offers everything on the first day.
