Approved project – authentic Maiensäss in Feldis / Tuals

For sale is an approved project for the renovation and expansion of an authentic Maiensäss on a spacious 2,424 m² plot of land with a barn in Feldis / Tuals. At an altitude of around 1,400 meters, the project offers the rare opportunity to create a personal mountain refuge with a lot of privacy and original character. The extensive excavation work for the approved expansion has already been largely completed; further design and interior construction can be carried out individually within the approved guidelines. The property is accessible by car and has its own water supply / spring rights. From Zurich, the Maiensäss can be reached in about 1 hour and 45 minutes door-to-door.A special project for buyers who want to combine nature, peace, authenticity, and individual design possibilities.Further information, plans, approvals, and image material can be found in the detailed sales documentation (PDF).Access: The Maiensäss is accessible by car. There are two possibilities: either via the Domat/Ems golf course, from where the journey through the forest takes about 20 minutes, or via the village of Feldis and then about 10 minutes down to the Maiensäss. The exact access is not easy to recognize on Google Maps. I can show you the exact route and explain it to you during a visit on site. We can also discuss winter accessibility directly on site. Neighboring parcel: The adjacent parcel is currently only used for farming or mowing the meadow. The building on it is not used for any other purpose, to my knowledge. Barn: The barn offers a lot of design freedom in my opinion. Expanding it into additional living space is not part of the current approval – I have clarified this with the canton, and it cannot be converted into living space. Possible uses could be a workshop, a studio, a hobby or work area, or additional storage space. The former area of the old pit also offers interesting possibilities – for example, you could imagine an outdoor area with a hot tub, depending on the design. Which uses are legally permissible would have to be examined on a case-by-case basis. Power and water: The power supply currently comes from a solar system. The property has a spring right. However, the spring does not always produce enough water towards the end of summer. The municipality is considering a water connection, but I currently cannot provide a reliable statement on the exact timing. For the toilet, a dry toilet is planned in the current approval. A different solution, such as a holding tank for wastewater, could be applied for and would have to be coordinated with the canton. A shower or bathroom would also be possible in principle, but would have to be examined and approved accordingly. Floor plan: This is one of the most interesting aspects of the project in my opinion. The existing structure and approved framework conditions are available, and at the same time, there is still a lot of design freedom in the interior construction. The future owner can design the construction largely according to their own needs and ideas – from room division to materials to equipment. Project / sale: Thank you also for this question. Honestly, it's not easy for me to give up the Maiensäss. I originally started the project with the intention of completing it myself. Meanwhile, I want to use the capital for the purchase of my own main residence and for the development of a new business project. That's why I decided to pass on the Maiensäss at this stage.

Chessiweg 16, 7205 Zizers

Over 1,000 m² of outdoor space – single-family house, garden, and plenty of privacy on the outskirts of Zizers

In a quiet, low-traffic location on Chessiweg 16 in 7205 Zizers, this detached single-family house is situated on an exceptionally spacious plot of over 1,000 m². The 2005-built residential house combines around 280 m² of living space with plenty of privacy, an attractive garden landscape, and a special location on the outskirts of the village – directly adjacent to the agricultural zone and near the vineyards. With around 6½ rooms, the house presents itself as spacious and versatile. In total, four bedrooms are available: a master bedroom with dressing room, a teenager or guest room with its own bathroom, and two more bedrooms. The heart of the house is the openly designed living and dining area with a smooth transition to the modern kitchen. A generous kitchen island with an integrated sink creates additional workspace and forms the communicative center. A practical pantry near the kitchen area provides additional storage space. The open floor plan conveys width: if needed, a part of the living area can be separated with sliding elements and used as an office or retreat. The teenager or guest room on the ground floor is particularly versatile. Thanks to its own bathroom and existing connections for a kitchen (including exhaust possibility), the conditions are met to use this area as a largely autonomous studio – ideal for older children, guests, home office, or multi-generational living. A connecting door between the bathroom and laundry room opens up practical paths. In the laundry room, preparations have also been made for the installation of a sauna, which enables the development of a small wellness area.In total, the house has three bathrooms, including a separate daytime toilet. The room concept is complemented by practical secondary areas such as a laundry room, all-purpose or hobby room, pantry, and technical room. A distinctive feature of the house is the approximately 35 m² large winter garden with extensive glass fronts. In combination with the approximately 67 m² large terrace, an open living feeling is created that connects indoor and outdoor spaces across all seasons.Another highlight is the extensive, level garden. The large lawn offers plenty of space for families (trampolines, playground equipment) or the implementation of individual ideas – from lounge areas to a pool or bathing pond. The position directly on the agricultural zone conveys calmness and width, while the village center with shopping opportunities and schools, as well as sports offers, remains quickly accessible. The proximity to Chur combines natural living with the advantages of a central location in the Chur Rhine Valley.Beyond today's living quality, the property has an interesting long-term perspective. The parcel is located in residential zone 1 and currently has a utilization factor of 0.6, which can open up additional options for future building use (to be clarified project-related with the authorities).Parking is comfortable: the property includes two covered parking spaces and two to three additional outdoor parking spaces. A spacious, lockable bicycle and equipment room offers versatile storage space with the potential to be developed into an additional shelter or garage space in the future. The sale is due to a family change (children moving out).

The ensemble of the three diversely designed building volumes was designed by maurusfrei Architekten. Completion: 2024. The outdoor areas of the two garden apartments adjoin each other. Independence and community spirit in the idyllic village context of Tomils, with a view of the protected garden and the patrician house.Fine dining and accommodating guestsDirectly below the condominiums, we enter the concept restaurant & hotel Casa Giovanoli. The stay in the historic stable is always an event thanks to the architecturally successful renovation and creative gastronomy. Or would you rather have a beer and a plate on the cobblestone square in front of the house? In any case, the Casa is a well-visited meeting place for locals and visitors.Loft-like room with functional living pleasureAccess to the house is from the hillside or from the underground garage. The elevator takes us to the top floor. We enter a long, narrow, and atmospheric loft room without doors – an atmospheric opening. At the southwest end, the apartment opens onto the spacious terrace. The view sweeps over old high-stem fruit trees, the village with its historic buildings, mountain forests, and the Piz Beverin massif. The unit under the saddle roof is offset, ensuring privacy. Well-being thanks to the overall room feeling: height and simple floor plan have a liberating effect. The ceiling is clad with fir wood, floor and built-in elements: oak. Walls and surfaces: exposed concrete and thick-walled clay plaster. The architectural module as a room divider and multi-functional elementThe wooden module in the middle of the loft connects to the roof substructure: comfortable living and private spheres without walls and doors are the result. This clever and attractive small architecture, executed in oak, integrates a spacious kitchen counter with combination microwave and steamer and large refrigerator towards the living area. In front of it: the black kitchen unit with glass ceramic and Bora extraction. The shower and toilet, each with its own access, are also functionally and aesthetically designed. The washbasin box in oak is super practical. The combination washing machine and various drawers, some with linoleum inserts, are well accommodated. On the outer wall of the opposite side of the multi-functional module, the master washbasin is hidden. Upon entry, we are greeted by a cloakroom niche. Clothes and accessories are stored in the well-proportioned closet and storage space. Under the roof slope, two invisible flaps are installed for more storage space.Room atmosphereThe freestanding, rotatable black stove from Skantherm fits the consistent interior design. Fire framed by cast iron with a view over the village and the alpine landscape. Nice detail: the cylindrical ceiling lights in the entire apartment support the room atmosphere thanks to their dimmability.
