The apartment is located on the 1st floor of the historic Alte Spinnerei Kunz, with a balcony over the Reuss canal and thus "in the front row" with an unobstructed view of nature. The listed factory building was renovated in 2001 and converted into spacious living lofts.

Some key facts: over 200m2 of living space, of which around 160m2 is "empty space" for individual living. 3.8m high, bright rooms, 8 hob plates (4x gas, 4x electric), dishwasher, washing machine/tumbler, 1x WC/bathroom, 1x WC shower, 3 bedrooms, covered terrace of 27m2, breathtaking, unobstructed view of the Reuss landscape, approx. 20m2 cellar.

The apartment has an exclusive right of use for the approximately 1km long Reusshalbinsel, which is located between the Reuss canal and the Reuss. In summer - 3 minutes walk, then 10 minutes "swim home"... On request, 1 to 3 parking spaces in the underground garage can be rented (Fr. 120 / PP).

The loft apartment is also easily accessible by public transport. From the Kunzareal bus stop, you can reach Brugg station or Zurich main station in a good half hour in 5 minutes. For late evening connections, the Gebenstorf Reuss bus stop (5 minutes away) is optimal.

Unterwindisch is a child-friendly environment. The kindergarten (5 minutes) and primary school (10 minutes) are within walking distance. For all basics, there is a shopping opportunity in the quarter shop (5 minutes). Pets are allowed. Long-term tenants (3+ years) are preferred.
