Where history breathes and the future resides

The year 1679 engraved on a beam reminds us of the history of this exceptional estate. Today, the main house and guest house merge into a harmonious symbiosis of historic substance, modern architecture, and sustainable construction. On one side, the spacious entrance area offers ample space for sports equipment and wardrobe. On this level, you will also find a stylish wellness area with a biosauna and a Japanese-inspired water basin. Additionally, two cellar areas and a separate room with the house technology are located on this level. The house is completely energy self-sufficient and boasts low energy costs. The house technology impresses with a geothermal heat pump, solar collectors, and a photovoltaic system.Earth walls ensure a pleasant room climate, supported by an integrated pollen filter. A metal staircase made of black steel leads to the open, bright living room with rammed earth elements and a high-quality kitchen. The kitchen is fully equipped and features a Teppan-Yaki cooking field, a wine cooler, and a black glass cover. The chimney in the earth wall skillfully separates the kitchen and living area, creating a special atmosphere. From the living room and kitchen, you can access the large, idyllic orchard with fruit trees, berry bushes, a pergola, and a barbecue area - a place of tranquility. On this living level, you will also find a guest toilet, a wardrobe, and the household room. On the upper floor, a small gallery opens up. A master bedroom delights with a freestanding bathtub, from which you can enjoy the view of the Heinzenberg, as well as a lavabo. Another bedroom with an adjacent bathroom complements the room offer. A nature path connects the main house to the guest house, which is under heritage protection and has been lovingly restored. In the entrance area, a listed oven reminds us of the former use for drying berries and fruit, as well as probably baking bread for the entire village. These events are recorded in books, which are located in the attic of the house. The living room made of larch wood with a Swedish oven and a coffered ceiling exudes coziness. A modern kitchen, two bedrooms, a bathroom, and a balcony with a southeast orientation complete the guest house. Both houses were completely ecologically constructed or renovated with wood, glass, earth, and black steel - without using screws or nails. The garden is located in the building zone and offers future development potential. A preliminary project by Marlene Gujan Architektur AG for a swimming pool is available. In front of the house, a parking space and a carport with an electric connection are available. A unique home that offers space for deceleration and combines architecture, sustainability, and high living comfort in a special location. On the sun terrace in Domleschg, you will find the charming, small village of Almens. It impresses with a impressive panoramic view of the surrounding mountains, such as the Piz Beverin, and of course over the wide plains of the valley above the Hinterrhein. The village has 209 inhabitants and is connected to the municipalities of Feldis, Paspels, Pratval, Rodels, Scheid, Tomils, and Trans, offering a home to over 2,200 inhabitants. Traditional houses, narrow streets, and the connection to agriculture still shape the village image today. Nature and tranquility are omnipresent and give Almens its unmistakable character. Almens, a preferred location for those seeking tranquility and proximity to nature, and needing sufficient space for the family. An impressive natural landscape is offered, such as the Canovasee, diverse hiking trails, and nature experiences in the Viamala region. The majestic buildings of Schloss Rietberg, whose history dates back to 1621, are easily accessible on foot. Despite the idyllic location, the village is well connected to the surrounding area.

New first-time home with large outdoor space and garden

In the midst of a beautiful holiday region with countless leisure opportunities, the multi-family house is located in an exclusive and central location. In 2018/2019, the original hotel rooms were converted into five apartments and completely renovated. The roof was demolished and a beautiful apartment with a new roof was created. This was covered with copper. The entire house has been equipped with new windows and 20 cm thick exterior insulation. New electric shutters and a new forecourt rounded off the renovation. In 2025, the oil heating was replaced by two air/heat pumps. In 2026, the ground floor was renovated and two apartments were created. The three larger apartments on the 1st floor, 2nd floor, and attic are holiday apartments. The four other apartments are primary residences. The expansion standard is very well-maintained and of high quality. The rooms have been laid with beautiful oak parquet and have an exceptional ceiling height. All apartments have their own washing machine and dryer. The apartments have separate cellar rooms and a general ski-bike storage room. For the 4 ½ room ground floor apartment, the location between Migros and Coop, at the ski lifts, at the bus stop, and near the swimming pool is ideal. It has enough parking spaces and the public square with electric charging stations is located directly opposite. The location is unique with a beautiful view, ideal and central. The optimal orientation of the building guarantees plenty of light and sunshine with a beautiful view of the Rothorn mountain range, the forest, and the sports events.

Approved project – authentic Maiensäss in Feldis / Tuals

For sale is an approved project for the renovation and expansion of an authentic Maiensäss on a spacious 2,424 m² plot of land with a barn in Feldis / Tuals. At an altitude of around 1,400 meters, the project offers the rare opportunity to create a personal mountain refuge with a lot of privacy and original character. The extensive excavation work for the approved expansion has already been largely completed; further design and interior construction can be carried out individually within the approved guidelines. The property is accessible by car and has its own water supply / spring rights. From Zurich, the Maiensäss can be reached in about 1 hour and 45 minutes door-to-door.A special project for buyers who want to combine nature, peace, authenticity, and individual design possibilities.Further information, plans, approvals, and image material can be found in the detailed sales documentation (PDF).Access: The Maiensäss is accessible by car. There are two possibilities: either via the Domat/Ems golf course, from where the journey through the forest takes about 20 minutes, or via the village of Feldis and then about 10 minutes down to the Maiensäss. The exact access is not easy to recognize on Google Maps. I can show you the exact route and explain it to you during a visit on site. We can also discuss winter accessibility directly on site. Neighboring parcel: The adjacent parcel is currently only used for farming or mowing the meadow. The building on it is not used for any other purpose, to my knowledge. Barn: The barn offers a lot of design freedom in my opinion. Expanding it into additional living space is not part of the current approval – I have clarified this with the canton, and it cannot be converted into living space. Possible uses could be a workshop, a studio, a hobby or work area, or additional storage space. The former area of the old pit also offers interesting possibilities – for example, you could imagine an outdoor area with a hot tub, depending on the design. Which uses are legally permissible would have to be examined on a case-by-case basis. Power and water: The power supply currently comes from a solar system. The property has a spring right. However, the spring does not always produce enough water towards the end of summer. The municipality is considering a water connection, but I currently cannot provide a reliable statement on the exact timing. For the toilet, a dry toilet is planned in the current approval. A different solution, such as a holding tank for wastewater, could be applied for and would have to be coordinated with the canton. A shower or bathroom would also be possible in principle, but would have to be examined and approved accordingly. Floor plan: This is one of the most interesting aspects of the project in my opinion. The existing structure and approved framework conditions are available, and at the same time, there is still a lot of design freedom in the interior construction. The future owner can design the construction largely according to their own needs and ideas – from room division to materials to equipment. Project / sale: Thank you also for this question. Honestly, it's not easy for me to give up the Maiensäss. I originally started the project with the intention of completing it myself. Meanwhile, I want to use the capital for the purchase of my own main residence and for the development of a new business project. That's why I decided to pass on the Maiensäss at this stage.

A HOME FOR FAMILIES SEEKING NATURE AND SUN Nestled in the mountain world of Maladers above Chur, you live in the best south-facing sun location: wide view over the valley, forest and meadows directly in front of the door. And yet in the midst of life: the city center of Chur can be reached in around ten minutes by car. The popular leisure and winter sports area of Arosa is also only around 30 minutes away by car. Some houses convince through their size, others through their location. This one combines both and offers a decisive advantage: you move in and enjoy, completely without renovation stress. In the years 2023 and 2024, the property was comprehensively renovated. High-quality wood-metal windows with triple glazing, the stylish wood facade, noble slate stone floors, the characteristic tile stove in the living area and a photovoltaic system for own power generation ensure modern comfort and alpine coziness. If desired, you can take over the house completely furnished. On a total living area of around 136 m², a well-thought-out room program for family life unfolds: a living and dining area with open kitchen in granite covering, two bedrooms and two bathrooms, while the natural cellar provides cool storage space. YEAR-ROUND USABLE WINTER GARDEN AS THE HEART OF THE HOUSE A special highlight is the heated and insulated winter garden. With a room height of over 3.70 meters and generous window fronts to the valley, it appears light and spacious and extends the living space in a harmonious way. Usable all year round, it becomes the favorite place in every season: the integrated kitchen and the professional XXL Kanuk wood stove make it the ideal place to enjoy the view in any weather. On a plot of over 1,163 m², a garden on two levels extends, supplemented by a large terrace and a high-quality iron grill. We would be happy to invite you to discover how sun, nature and modern family life come together in a special way here. -> VIDEO
