Villa Gilda is located directly on the water in Luino, on the Lombardy shore of Lake Maggiore, with a view of the Piedmontese side. It was built in the early years of the twentieth century and belongs to that era of lake architecture where the house was designed with the view in mind: a floor plan open to the water, overlapping terraces, and a lookout tower that gives the building its silhouette and makes it recognizable from every point on the shore.

From the top of the tower, the view extends to a full panorama - the lake basin, the Lombardy mountains, the Piedmontese ridge behind. A view that no new building can acquire: it is based on a location and height that would no longer be buildable today.

The rooms

A restoration completed in 2007 created the current layout: eight independent apartments, all oriented towards the lake, with modern technology and equipment, accessible via a spacious elevator. The tower apartment is the most exceptional - light from all sides, private terraces, and a sequence of views that change with the hours of the day.

Park and outbuildings

The planted garden incorporates the pool and slopes down to the lake. A wellness area with sauna, a laundry room, and parking spaces for eight vehicles complete the property.

Structure and options

The division into units is not a fixed requirement, but reversible. All current rental contracts expire within twelve months. The future owner can use Villa Gilda again as a single-family residence, maintain the existing use - the rental relationships are stable, the returns established - or combine both and reserve the main floors and the tower for themselves.

The location

Luino is the central town of the upper Lombardy shore: historic Wednesday market, direct train connection to Switzerland, an internationally grown community over decades. Varese and the European School with its multilingual curriculum are a fixed point of reference for incoming families. Lugano and Locarno are about thirty minutes away, Malpensa thirty-five, Milan an hour. The Piedmont begins fifteen minutes further.
