Located on a well-sunned terrace at 800 m above sea level, Tomils offers all the location advantages of Graubünden at once. In the village and its surroundings, you feel like you're on vacation. Right above the village lies the family-friendly ski resort Feldis: natural and sporting experiences without hustle and bustle, in summer and winter. More bike and hiking tours start right outside the front door. The Veia Traversina, the historic path through the Viamala gorge, is also just around the corner. In the municipality itself, the emerald-green Canovasee with a natural pool and barbecue areas is a constant temptation. Overall, the diversity of nature, geology, and building culture in Domleschg is pleasantly dense. The Burgenweg also passes through Tomils. Independence and community spirit in the idyllic village context of Tomils, with a view of the protected garden and the patrician house.Eat well and accommodate guestsJust below the condominiums, we enter the concept restaurant & hotel Casa Giovanoli. The stay in the historic stable is an event every time, thanks to the architecturally successful renovation and creative gastronomy. Or would you prefer a beer and a plate on the cobblestone square in front of the house? In any case, the Casa is a well-visited meeting place for locals and visitors.4.5/5.5-room family apartment with garden share House AThe two-story House A is embedded in a landscape-wise attractive, protected meadow with fruit trees. The plane gently slopes down to the neighboring historic patrician house. It is this horizontal connection with the cultural landscape that characterizes the apartment. Harmony prevails, and you can't help but feel calm and relaxed. In this object, too, one delights in the architect-designed expansion with oak parquet, the carpentry of the built-in units in dark chestnut wood, and the valuable details. At the western and eastern ends of the apartment are the two master bedrooms, one with a bathtub and shower toilet, the other with a rain shower and wellness area, with a steam bath. To the west, another bedroom with a wide view into the landscape is available. The heart of the spacious apartment is the 60m² large living area with kitchen and the free-standing, rotatable Skantherm fireplace. The kitchen unit with built-in cabinet and cooking island, subtly integrated into the interior design, has a barely visible door to the second private area. In front of the kitchen unit, in the living and enjoyment zone, the kitchen unit with glass ceramic stove and extraction by Bora is positioned. Anticipation of cooking and being in this great room is given. The covered seating area with free garden access – another favorite place to stay.

Approved project – authentic Maiensäss in Feldis / Tuals

For sale is an approved project for the renovation and expansion of an authentic Maiensäss on a spacious 2,424 m² plot of land with a barn in Feldis / Tuals. At an altitude of around 1,400 meters, the project offers the rare opportunity to create a personal mountain refuge with a lot of privacy and original character. The extensive excavation work for the approved expansion has already been largely completed; further design and interior construction can be carried out individually within the approved guidelines. The property is accessible by car and has its own water supply / spring rights. From Zurich, the Maiensäss can be reached in about 1 hour and 45 minutes door-to-door.A special project for buyers who want to combine nature, peace, authenticity, and individual design possibilities.Further information, plans, approvals, and image material can be found in the detailed sales documentation (PDF).Access: The Maiensäss is accessible by car. There are two possibilities: either via the Domat/Ems golf course, from where the journey through the forest takes about 20 minutes, or via the village of Feldis and then about 10 minutes down to the Maiensäss. The exact access is not easy to recognize on Google Maps. I can show you the exact route and explain it to you during a visit on site. We can also discuss winter accessibility directly on site. Neighboring parcel: The adjacent parcel is currently only used for farming or mowing the meadow. The building on it is not used for any other purpose, to my knowledge. Barn: The barn offers a lot of design freedom in my opinion. Expanding it into additional living space is not part of the current approval – I have clarified this with the canton, and it cannot be converted into living space. Possible uses could be a workshop, a studio, a hobby or work area, or additional storage space. The former area of the old pit also offers interesting possibilities – for example, you could imagine an outdoor area with a hot tub, depending on the design. Which uses are legally permissible would have to be examined on a case-by-case basis. Power and water: The power supply currently comes from a solar system. The property has a spring right. However, the spring does not always produce enough water towards the end of summer. The municipality is considering a water connection, but I currently cannot provide a reliable statement on the exact timing. For the toilet, a dry toilet is planned in the current approval. A different solution, such as a holding tank for wastewater, could be applied for and would have to be coordinated with the canton. A shower or bathroom would also be possible in principle, but would have to be examined and approved accordingly. Floor plan: This is one of the most interesting aspects of the project in my opinion. The existing structure and approved framework conditions are available, and at the same time, there is still a lot of design freedom in the interior construction. The future owner can design the construction largely according to their own needs and ideas – from room division to materials to equipment. Project / sale: Thank you also for this question. Honestly, it's not easy for me to give up the Maiensäss. I originally started the project with the intention of completing it myself. Meanwhile, I want to use the capital for the purchase of my own main residence and for the development of a new business project. That's why I decided to pass on the Maiensäss at this stage.

The idyllic location conveys a feeling of width and original serenity. The house impresses with its impressive historical building substance and generous spatial relationships, which make the character of past centuries still tangible today. As a worthy object, the property is under monument protection, which preserves its architectural authenticity in its essential appearance. At the same time, the building presents itself in a renovation-requiring condition, since a contemporary house technology is not available at present and, in particular, a conventional heating solution is lacking. With the necessary finesse, this historic house can be transformed into an exceptional jewel that combines historical charm with modern living comfort in a unique way.Already when entering, the special atmosphere of this house reveals itself, characterized by the historic wooden door and the tangible history of past centuries. The expertise assumes a realizable net living area of around 408 m2 and outlines a project with several primary residences on this basis. These details are to be understood as value-relevant assumptions within the framework of the market value calculation and do not replace a binding building law or architectural examination. For a more in-depth assessment of the concrete realizability, development, parking, design, and permit capability, we refer to the detailed explanations of the market value expertise and to an individual examination by architects, specialist planners, and the responsible authorities.Sales PriceCHF 2'400'000.-We would be happy to show you this beautiful property, also in the evening or on weekends.
