Rental conditions.
The rental start date is with the handover of the premises on the date agreed upon. The payment obligation exists 3 months after the handover of the rental space.

The rental contract duration is 5 years with a genuine option to extend for another 5 years.

The rent model provides for a percentage of sales (e.g., 10%) of the rentable sales in combination with a fixed defined minimum rent in CHF per year.

Calculation example: Sales expectation CHF 500,000, 10% sales rent = CHF 50,000 sales rent, and 80% of this as minimum rent = CHF 40,000. The minimum rent only applies if it exceeds the annual sales rent.

The owed security deposit in the amount of 6 gross monthly minimum rents can be provided as an abstract bank guarantee or as a rental deposit.
