The premises are located on the 1st floor of an existing courtyard building at Badenerstrasse 330, directly at Albisriederplatz. Due to the setback location in the courtyard, the offices benefit from a pleasant and quiet working atmosphere despite the very central location.

The rental area is divided into four separate offices with 19.3 m², 12.9 m², 10.6 m² and a spacious office with 37.8 m². Additionally, a WC with 1.9 m² belongs to the rental area.

A particular advantage is the shared use of various common areas. These include the reception and entrance area with approximately 46.7 m², a small kitchenette and a meeting room with 23.1 m², which can also be used jointly.

Additionally, a beautiful and sunny terrace is available for shared use – ideal for a short break, a coffee in between or a conversation outdoors.

We, as the landlord, are an architecture firm and also work on the same floor. However, the rented office space is clearly spatially separated. After the common reception area, both office areas have their own lockable access door, ensuring privacy and an independent workspace.

The premises are very suitable, for example, for a start-up, planning office, trust office, consulting company, service company or a craft business with office requirements. With regard to usage, we are generally open and look forward to suitable rental applicants.

The monthly rent is CHF 2,300.– all-inclusive. This includes all ancillary costs as well as electricity and water consumption. The tenant will not incur any additional advance payments or ancillary cost statements. Only individually desired services, such as internet or telecommunications subscriptions, are to be borne by the tenant themselves.
