Description

For sale is an approved project for the renovation and expansion of an authentic Maiensäss on a spacious 2,424 m² plot of land with a barn in Feldis / Tuals.

At an altitude of around 1,400 meters, the project offers the rare opportunity to create a personal mountain refuge with a lot of privacy and original character. The extensive excavation work for the approved expansion has already been largely completed; further design and interior construction can be carried out individually within the approved guidelines.

The property is accessible by car and has its own water supply / spring rights. From Zurich, the Maiensäss can be reached in about 1 hour and 45 minutes door-to-door.

Access: The Maiensäss is accessible by car. There are two possibilities: either via the Domat/Ems golf course, from where the journey through the forest takes about 20 minutes, or via the village of Feldis and then about 10 minutes down to the Maiensäss. The exact access is not easy to recognize on Google Maps. I can show you the exact route and explain it to you during a visit on site. We can also discuss winter accessibility directly on site.

 

Neighboring parcel: The adjacent parcel is currently only used for farming or mowing the meadow. The building on it is not used for any other purpose, to my knowledge.

 

Barn: The barn offers a lot of design freedom in my opinion. Expanding it into additional living space is not part of the current approval – I have clarified this with the canton, and it cannot be converted into living space. Possible uses could be a workshop, a studio, a hobby or work area, or additional storage space. The former area of the old pit also offers interesting possibilities – for example, you could imagine an outdoor area with a hot tub, depending on the design. Which uses are legally permissible would have to be examined on a case-by-case basis.

 

Power and water: The power supply currently comes from a solar system. The property has a spring right. However, the spring does not always produce enough water towards the end of summer. The municipality is considering a water connection, but I currently cannot provide a reliable statement on the exact timing.

For the toilet, a dry toilet is planned in the current approval. A different solution, such as a holding tank for wastewater, could be applied for and would have to be coordinated with the canton. A shower or bathroom would also be possible in principle, but would have to be examined and approved accordingly.

 

Floor plan: This is one of the most interesting aspects of the project in my opinion. The existing structure and approved framework conditions are available, and at the same time, there is still a lot of design freedom in the interior construction. The future owner can design the construction largely according to their own needs and ideas – from room division to materials to equipment.

 

Project / sale: Thank you also for this question. Honestly, it's not easy for me to give up the Maiensäss. I originally started the project with the intention of completing it myself. Meanwhile, I want to use the capital for the purchase of my own main residence and for the development of a new business project. That's why I decided to pass on the Maiensäss at this stage.
