68480 Lutter

House 154 m² – 2 independent apartments or large family house – 7 rooms – plot 372 m²

For sale in Lutter (68480), in the Sundgau, near the Swiss border, a house of about 154 m² living space, on a plot of 372 m². The house offers a quiet environment while remaining well located to reach the Swiss border and the Basel agglomeration. The house is currently organized into two independent apartments, with separate entrances, distinct outdoor areas, and numerous parking possibilities. The two apartments can also be relatively easily merged to create a single large family house of about 154 m² living space. Therefore, the property is suitable for a family, an intergenerational project, a buyer who wants to live in one apartment and rent the second, or an investor. The property is free of tenants. Ground floor apartment – about 90 m² living space The ground floor apartment includes: * 2 large bedrooms; * a spacious living room; * a large, equipped kitchen, older but perfectly functional; * a bathroom; * a separate toilet; * a wood stove; * a reversible heat pump; * a private cellar. This apartment has undergone significant renovation, with many works carried out to improve comfort, equipment, and the overall condition of the property. The rooms are spacious and allow for comfortable organization in daily life. Upstairs apartment – about 64 m² living space The upper apartment includes: * 3 bedrooms, including 2 of nice size; * a living/kitchen area; * a renovated bathroom; * a pellet stove; * a beautiful, private terrace. This apartment has been completely renovated and now offers a particularly pleasant level of finish. The living area is about 64 m², but the floor area is significantly larger due to the roof configuration. The apartment therefore offers a sense of space that is much more generous than the living area alone would suggest. Works and renovations The house has undergone numerous works in recent years. Among the improvements made: * a complete renovation of the upstairs apartment; * a significant renovation of the ground floor apartment; * external thermal insulation; * replacement of windows; * new doors and Velux windows; * renewal of water connections and drains; * separation of rainwater and wastewater; * renovation of bathrooms; * a new paint job and general improvement of the interiors. The energy performance certificate is classified as C. Parking and outdoor areas The property has a real advantage in terms of parking. There are parking spaces in front of and behind the house, with about 3 parking possibilities per apartment. A closed garage with a sectional door completes the set. The outdoor areas require little maintenance, which allows you to enjoy the property without the constraints of a large plot. An easily adaptable property The current configuration offers many possibilities. The two apartments can be kept separate or merged to form a single large family home. As I am a building professional myself, I know the house perfectly and can, if the buyer wishes, advise and guide them in any modifications, transformations, or renovations they wish to carry out. This can be particularly useful for merging the two apartments, changing the internal distribution, or adapting certain rooms to a specific project. Sale directly by the owner English spoken – Private sale. Property free of tenants Visit by appointment.

Heimetweg, 6032 Emmen

Double-family house in Emmen

A home with history, garden, and plenty of potential Welcome to Heimetweg 17 in Emmen – a place where history, nature, and personal design possibilities come together in a special way. This charming 5.5-room double-family house from 1948 is not a run-of-the-mill house. It tells its own story and, at the same time, offers the opportunity to make it a truly personal home. On approximately 124 m² of living space, spread over two floors, you'll find bright rooms, a largely original interior, and an atmosphere that is rarely found in modern new buildings. Here, the original character can be preserved – or the house can be developed step by step according to your own ideas. A garden that gives freedom Particularly impressive is the 464 m² large plot. The spacious garden offers space to play, garden, relax, and spend time with family and friends. Directly adjacent to the property, cows graze – an idyllic and unusual neighborhood that gives the home a very special rural charm. The existing garden house invites you to spend long summer evenings outdoors and enjoy life in the green. A lot of character – and even more possibilities The house was inhabited until a few months ago, and the domestic technology is functional. This opens up various paths for you: Move in and bring your personal touch with a gentle renovation, step by step. Or: Use the existing potential and comprehensively modernize and redesign the house. Ground plan adjustments are also possible. This way, a home can be created that exactly fits your needs and ideas. In the basement, there is also a laundry room, a cellar, and two storage rooms available. These are ideal as a workshop, hobby room, or creative retreat. Quiet living and yet well connected Heimetweg combines a pleasant, quiet living atmosphere with good accessibility to everyday life. The bus stop Rüeggisingen is only a few minutes' walk away. Schools and shopping facilities are also located in the surrounding area. Parking – with design potential Today, the property has no garage and no existing parking space. However, depending on the design of the surroundings, it could be checked whether parking spaces or a garage can be created in the future. An opportunity for people with vision Heimetweg 17 is aimed at people who are looking for more than a finished house. At people who appreciate the charm of an older house. At families who wish for a spacious garden. And at buyers who enjoy creating something of their own from an existing property. A house with history. A garden with plenty of space. And the freedom to shape the future yourself. Sale and viewing Take the opportunity to experience the special character of this property in person. The property is being sold in a bidding process.

Villa in Benken ZH

Due to my merger with my new partner/family, I am selling my unique villa above the vineyards with unobstructable views of the vineyards and the entire Alps (Säntis to Bernese Alps) and the pre-Alpine foreland. The width of the view has also been brought into the house: It is flooded with light, open and modern in design, yet warm and cozy; ideal for people who like to have peace and proximity to nature, but still want to be on the highway in 3 minutes and in Zurich in 25 minutes or in Schaffhausen in 7 minutes. The house, built to the Minergie A standard (Minergie P could be requested), with partly luxurious equipment, offers spacious living and garden areas, plenty of secondary and storage space, as well as a double garage (+ 3 outdoor parking spaces), basement, attic, and plenty of storage space. The house impresses with its well-thought-out practical floor plan with large rooms and plenty of light. The house is slightly sloping, which is why you enter on the upper floor. There are four large bedrooms, an en-suite dressing room, and an en-suite bathroom, as well as another bathroom. Also on this level is the garage and a large storage room for bikes and garden equipment. In the basement, the over 70m2 large open-plan kitchen-living-dining room impresses, with its floor-to-ceiling, wrap-around window fronts, which almost give the feeling of being outside. A guest toilet, laundry room, and house technology are also on this floor, as well as a multifunctional room that can be designed as a hobby room or wellness oasis. Also on this level, built into the mountain under the garage, are the (unheated) cellar rooms and a large wine cellar. In the attic, there is not only a over 20m2 large attic, but also space for two more rooms/offices. Currently, they are still open-plan, but can be converted into closed rooms with little effort. The house technology is characterized by minimal energy consumption and maximum energy production: 94m2 of solar cells on the south-facing roof produce 4 times more energy than the house consumes. The electricity is sold as eco-electricity and finances the entire operating costs. The house is heated with a geothermal probe that extracts heat from over 200m depth. The surrounding garden is a paradise with over 20 fruit trees (apple, pear, plum, peach, cherry, fig, persimmon, quince), a vegetable-herb-and-berry garden, a 36m2 large pergola overgrown with four different grape varieties, and plenty of space to play and be. A babbling fountain and a fire ring invite you to cozy gatherings.I would be happy to send you the documentation of this unique property. Inquiries from brokers are not desired.

Tuals, 7404 Feldis/Veulden

Approved project – authentic Maiensäss in Feldis / Tuals

For sale is an approved project for the renovation and expansion of an authentic Maiensäss on a spacious 2,424 m² plot of land with a barn in Feldis / Tuals. At an altitude of around 1,400 meters, the project offers the rare opportunity to create a personal mountain refuge with a lot of privacy and original character. The extensive excavation work for the approved expansion has already been largely completed; further design and interior construction can be carried out individually within the approved guidelines. The property is accessible by car and has its own water supply / spring rights. From Zurich, the Maiensäss can be reached in about 1 hour and 45 minutes door-to-door.A special project for buyers who want to combine nature, peace, authenticity, and individual design possibilities.Further information, plans, approvals, and image material can be found in the detailed sales documentation (PDF).Access: The Maiensäss is accessible by car. There are two possibilities: either via the Domat/Ems golf course, from where the journey through the forest takes about 20 minutes, or via the village of Feldis and then about 10 minutes down to the Maiensäss. The exact access is not easy to recognize on Google Maps. I can show you the exact route and explain it to you during a visit on site. We can also discuss winter accessibility directly on site. Neighboring parcel: The adjacent parcel is currently only used for farming or mowing the meadow. The building on it is not used for any other purpose, to my knowledge. Barn: The barn offers a lot of design freedom in my opinion. Expanding it into additional living space is not part of the current approval – I have clarified this with the canton, and it cannot be converted into living space. Possible uses could be a workshop, a studio, a hobby or work area, or additional storage space. The former area of the old pit also offers interesting possibilities – for example, you could imagine an outdoor area with a hot tub, depending on the design. Which uses are legally permissible would have to be examined on a case-by-case basis. Power and water: The power supply currently comes from a solar system. The property has a spring right. However, the spring does not always produce enough water towards the end of summer. The municipality is considering a water connection, but I currently cannot provide a reliable statement on the exact timing. For the toilet, a dry toilet is planned in the current approval. A different solution, such as a holding tank for wastewater, could be applied for and would have to be coordinated with the canton. A shower or bathroom would also be possible in principle, but would have to be examined and approved accordingly. Floor plan: This is one of the most interesting aspects of the project in my opinion. The existing structure and approved framework conditions are available, and at the same time, there is still a lot of design freedom in the interior construction. The future owner can design the construction largely according to their own needs and ideas – from room division to materials to equipment. Project / sale: Thank you also for this question. Honestly, it's not easy for me to give up the Maiensäss. I originally started the project with the intention of completing it myself. Meanwhile, I want to use the capital for the purchase of my own main residence and for the development of a new business project. That's why I decided to pass on the Maiensäss at this stage.
